What is a Minor Variance?
A minor variance is a small change to the zoning by-law that allows a property owner to seek relief from specific requirements (such as setbacks, lot coverage, or building height) without undergoing a full rezoning process.


When Do I Need a Minor Variance?
You may need one if:

  • Your proposed structure doesnโ€™t meet one or more zoning requirements.

  • You’re seeking a slight variation from what the by-law permits.


The Four Tests Under the Planning Act:

A minor variance must meet all of the following:

  1. It is minor in nature.

  2. It is desirable for the appropriate development or use of the land.

  3. It maintains the general intent of the zoning by-law.

  4. It maintains the general intent of the Official Plan.


How to Apply:

  1. Contact the Municipal Office to confirm zoning requirements.

  2. Complete a Minor Variance Application Form.

  3. Submit required documents:

    • Completed Application

    • Concept Plan

    • Application fee

  4. Staff will schedule a Public Hearing before the Committee of Adjustment.


Public Notification:

  • A notice is mailed to all property owners within 60 metres of the subject lands.

  • The applicant and the public are welcome to attend the hearing.

  • A decision is made based on the application and public input.


Fees:
Minor Variance Application Fee: $1,000.00

Note: Fees are subject to change in accordance with the Townshipโ€™s current Fees for Service By-law. Please confirm with Municipal Staff.
